Services We Offer

We offer end-to-end building envelope and roofing consulting services from the initial evaluation to developing and implementing asset management programs. We identify the problem, provide concept solutions to correct the problem, develop a detailed and enforceable bid and contract documents, and provide quality assurance inspections. Our team of roofing, waterproofing, and building envelope consultants are here to assist you with all aspects of the evaluation, design, construction process and are equipped to ensure that your project is successful.

Evaluation Phase

Inspection and Evaluation

We provide comprehensive assessments of the roofing, waterproofing, and wall assemblies to identify deficiencies and potential problem areas. The data collected during the inspection is critically analyzed to determine the condition of the building envelope systems and components and to assist in the development of a cost-effective management plan that includes immediate, short- and long-term remedial work recommendations.

Non-Invasive Moisture Inspection

Infrared (IR) scans and capacitance testing can quickly and accurately identify water entry pathways and areas of entrapped water within the roofing and wall assemblies. A non-invasive moisture inspection can discover and identify problems before they are detected. Regular roof IR inspections in conjunction with necessary remedial work can identify and correct latent deficiencies before they become larger and more costly to fix.

Leak Detection

Lichy has mastered the art of identifying the most troubling and frustrating leaks. Our proven strategies and methodologies for pinpointing locations of leaks have made us a nationwide leader in leak detection and prevention. We utilize state-of-the-art equipment and proven procedures to locate and identify the water entry pathways. Once the source is identified, we develop a tailored-made solution to rectify the problem. Destructive | Deconstruction

Sometimes it is necessary to disassemble, probe or core completed assemblies to accurately assess modes of failure, the extent of damage, verify moisture content, determine the type and condition of concealed materials and method of construction, etc. Whenever viable, Lichy & Associates utilizes non-invasive (IR-imaging, capacitance, ultrasonic) testing or minimally invasive methods (sensor probes) before deconstruction and core testing to minimize the amount of destructive testing necessary.

Forensic Investigation

Investigation to determine underlying causes of failures or deficiencies that may include but are not limited to design error, poor installation, unsatisfactory workmanship, improper repairs, material defect, lack of maintenance, weather and storm damage, physical forces beyond the design limit standards, etc. We can identify the causes of the failures and provide clear, detailed information to document the problems and recommend corrective actions.

Formal Report

The results of the findings of the inspection and/or investigation are critically analyzed and incorporated into a written report complete with photographs, plot plans with locations of observed deficiencies, and immediate, short- and long-term recommendations for all necessary remedial work along with budget estimates. The report provides you with relevant and useful information so that you can make informed decisions that result in the best long-term solutions for your facility.

Litigation & Expert Witness

We provide impartial expert assistance to building owners, contractors, attorneys, manufacturers, and insurance professionals on building envelope claims and disputes arising from a design error, faulty construction, material failures, water leakage, and property damage. We have experience with mediation, deposition, and litigation and our principals have been accepted as building envelope experts by several courts around the country, including US Federal Court, Washington DC.

Specifications & Drawings

The design is communicated through written technical specifications, plans, and details. Our specifications, plans, and details are suitable for bidding purposes as issued. We develop bid and contract documents that are clear, comprehensive, and enforceable. We also conduct the pre-bid conferences with pre-qualified bidders and prepare supplemental drawings, addenda, and bulletins, if required.

Design Assistance | Peer Review

Independent overview of the design from the initial development through construction. Our goal is to improve the performance of the roofing, waterproofing, and exterior wall systems with regard to sustainability, durability, performance, air and water penetration, energy efficiency, and future maintenance requirements. We provide significant value to a project, proactively helping the design team avoid future failures.

Construction Phase

Contract Administration

Oversee and manage the contract between the Owner and Contractor. We review and evaluate the contract documents, schedule of values, pay requests, submittals, change orders, and close-out documents (warranties, guarantees, and as-built drawings). We will also attend or conduct pre-construction and project meetings, answer technical questions, and will resolve any disputes that may arise. We also act as liaisons between the Owner/Architect and the Contractor.

Quality Assurance Observations

Quality assurance observation service is a vital component of a successful roofing project. A full-time or part-time trained quality control inspector (QCI) will monitor and evaluate the work to assure you that the work is completed in strict accordance with the contract documents and good workmanship standards. The QCI will prepare and submit daily reports, attend meetings and will conduct a final inspection, and prepare a punch-list.

We utilize web-based software to store all relevant data and documents, track, and analyze your roofing portfolio.
